This tranquil Party House is a granite-built, Grade II listed, Georgian manor house that displays a beautiful blend of a warm and welcoming homey feels as well as an older style glamour and grandness to add a luxurious touch to your celebration. With 21 uniquely designed bedrooms with retained original characteristics, this Party House offers refreshing garden views. The main house can accommodate up to 70 guests, all under one roof, and you also have the option of renting out the Tree Cottage, accommodating an additional 11 guests.
Up to 250-day guests can be easily accommodated, and a marquee can be added on the 20 acres of land. This wedding venue near Torquay also welcomes your canine friends and offers them lots of space for playing and running around in the lush green grounds and the water. Furthermore, you will find numerous streams cascading into a lake in which guests love to swim in during warmer summer days.

There is a second living room with a fireplace which is more of a sitting room and functions better for smaller parties or smaller wedding ceremonies. This room overlooks the beautiful and rolling Devon hills.
All the 21 individually designed bedrooms come with wash basins to keep you fresh and are centrally heated. Up to 70 guests can sleep in the main house making this wedding venue near Torquay one of the largest self-catering group accommodations in England. There are numerous romantic bedrooms for couples as well as dorm-style bedrooms. The bride-to-be will enjoy a historic four-poster bed in the bridal suite which boasts an en-suite bathroom with spa tub and shower.

Depending on your taste and budget, you are also free to bring whichever catering company you want if you don't feel like cooking. The friendly and hardworking on-site team is more than happy to assist you.
You can expect to find a dining area for 80, meaning there is more than enough space for all your guests. If you are hosting a larger wedding, we suggest hiring out a marquee and enjoying the celebration outside.

If you wish to have your wedding ceremony outside, there is a lovely outdoor area with a famous cork tree, the largest in the UK, under which many couples choose to have their ceremonies for that magical experience. Other licensed areas include the front of this large group accommodation in Devon, the back steps leading to the garden area, and our absolute favourite - our custom made wooden wedding pagoda which is completely handcrafted.

Backwater Manor is a gorgeous holiday home today but it sure does have a rich history. From starting off as a small farmhouse to becoming a gentleman's country estate, this Party House dates back to the 15th century. It is said that it was a property where charcoal was produced. The most ancient mention of Backwater Manor was in a burial register in 1540. In 1825, it came under the possession of William Adair who reconstructed and refurbished it. He also constructed stables, laundry, a carriage house and the reservoirs. He is also the reason for the lovely lawns and gardens at the back of the house. Additionally, he added the numerous ponds and waterfalls to make the area more scenic.
In the 1850s, Backwater Manor was a Country Gentleman's estate spanning 470 acres. The result of the two world wars was the shrinking of the property and the lawns left neglected.
In 1960, it was a gentleman's club, and in the 1970s, a Field Studies Centre.
Today, Backwater Manor is a grand wedding venue and holiday home welcoming guests and giving them the opportunity to celebrate any event the way they like in a homey venue with an abundance of facilities.
