Hamps Hall & Barn is our largest accommodation that we own, situated in the south of the beautiful Peak District National Park (the first National Park in the UK) close to Dovedale, the Mainfold Valley, Buxton, Ashbourne and Alton Towers, the lovely Hamps Hall and Barn is ideally centrally positioned for guests in the heart of England.

Hamps Hall and Barn is designed to provide a wonderful location for families and groups to escape for a relaxing break. Hamps Hall has the feel of a wonderful cottage. There are some low ceilings (but all are over 6 feet) and exposed beams. All fixtures and fittings are of the highest standard. The adjoining Hamps Barn, has a further nine bedrooms, 7 bath/shower rooms, a lovely c50 foot long sitting room and a dining room where all 40 can dine together.

Socialise, Party and Relax

In Hamps Barn you’ll find a fabulous living room, approximately 50 feet long with the beams and trusses on display. It has robust solid oak flooring and lovely comfortable leather sofas. Here you and up to 50 of your guests, can relax, socialise, party and even dance the night away!

You’ll find another living room in the lovely Hamps Hall as well, it’s perfect for a separate group to relax away from the main party. Finally in Hamps Hall you’ll find two smaller snug rooms for a smaller group to unwind in. Both our main lounges come with televisions, DVD players and music speaker (just bring your own aux cable and music system).

Dining in style

When it comes to getting together for a meal, Hamps Hall and Barn is the perfect location. For the chefs of the group we have two fitted kitchens, both with granite work surfaces, large fridge freezers, 4 hobs each, and 2 double ovens, they’ll sure be able to cook up a treat! Of course, if you want to save on washing up, then hire a caterer chef who along with his waiters can cook and serve a stunning 4 course meal.

For the lucky guests that get to enjoy some delicious meals, we have a huge dining room that can accommodate up to 50 guests around 4 large tables. Alongside this, we have another dining room situated in Hamps Hall for 20 guests. Whatever layout you choose, all your guests can get together for a fantastic meal!

Comfortable living

Between Hamps Hall and Barn there are 18 bedrooms, these are made up of 9 twins, 6 doubles, 1 quad, and 1 triple.

We understand the importance of a good bed and duvet at Party Houses, after all, a good night’s sleep can never be understated! All our bedrooms have lovely thick deep duvets so whatever time your guests go to sleep they’ll nod off in no time. Along with this, our bedrooms are lovely and bright, most with charming views onto our gardens or over the local countryside, and on either thick carpet or sturdy oak floor.

Within Hamps Hall and Barn there are 13 bath or shower rooms. All our bath and shower rooms have been recently renovated with plenty of hot water! Alongside this, each guest is provided with a soft hand and bath towel for their stay.

Gardens and Grounds

Accompanying Hamps Hall and Barn are two lovely gardens. One adjacent to Hamps Hall with stunning views across the Peak District, and a second situated at the rear of Hamps Barn with a lovely woodland dell; both perfect for a BBQ on a sunny day. Hamps Hall and Barn additionally have 5 acres of fields for your private use (although we do not cut the field grass until mid summer to protect nesting birds and hares) and plenty of free car parking.

Games Room

Hamps Hall and Barn also comes with a Games Room which hosts a full sized table tennis table, as well as table football, a great way to get the heart pumping no matter what your age!

Accessible Rooms

Everybody should be able to enjoy Party Houses! So we have made sure that we have a disabled access wetroom on a ground floor level, this is equipped with hand rails. In total, we have 4 ground floor bedrooms and 3 ground floor bathrooms.

Wifi

We offer free Wifi at Hamps Hall and Barn, but as we are based in the countryside we can’t promise superfast speeds.

Hot Tub

We don't have a hot tub on site at Hamps Hall and Barn, but it is possible to rent one out from a third party supplier such as an luxury 8 seater for £210. Please note we do charge an extra £40 per hot tub on site. For more information call today!

'We hired Hamps Hall and Barn for the weekend to celebrate my 40th Birthday, and everything from start to finish was fantastic. Accommodating up to 40 people, and 18 couples comfortably the venue offers masses of space, and with a dining room to seat 40 you can all gather together as one group, or you there's plenty of areas for people to go off and have some quiet time, so although we were a large group we never felt on top of each other. The area is beautiful and plenty of countryside walks to venture on, and whilst out of season for us it's literally only 5 miles from Alton Towers. We hired The Dinner Company for catering for dinner one evening and that provided excellent food at great value and service was second to none so highly recommended. The people at Party Houses were great with communication from booking to arrival, and always on hand to answer any questions I had. The building itself is in a remote position so you don't have to worry about making noise (except for disturbing the peace of the livestock!). The bedrooms were all ample size, and whilst there were a number of bathrooms some were quite small and only a few en-suites, but that didn't bother us at all. The kitchens were well stocked with all the glasses, crockery and cooking utensils you could need. 'Had a great family weekend at Hamps Hall and Barn for a silver wedding anniversary. Accommodation was lovely and modern and loads of room for everyone to sit at Hamps Barn in the massive lounge and also in the dining room as there was around 40 of us altogether. We required an extra table to be brought in for the Sat night and this was dealt with promptly by the person on call - Neil who was very helpful. 'We had an amazing weekend at the Hamps Hall and Barn in the Peak district. With 42 of us travelling there we needed something big enough to provide enough space for us but with the feeling of us all being there together, this certainly was the case. It was lovely having a dinning room big enough for us all to eat together and with 2 well equipped big kitchens we were able to cook for meals at ease. Rooms were ideally located and we had much fun trying to find them all on arrival. Rooms located on the ground floor allowed for Grandparents to be downstairs with no stairs to climb. The amazing lounge in the barn allowed us to have a party on the Saturday and the location allowed us to do so without disturbing any of the neighbours. Only little worry was the lane to get up to the house, it was very narrow and could be a little tricky in the dark. Access Statement for Hamps Hall & Barn

Hamps Hall (NB Hamps Barn below)

Hamps Hall is a lovely house over 200 years old and has some low doorways. Ceilings are also fairly low in some rooms and doors can be narrow. Rooms are of typical cottage proportions and not suitable for wheelchairs. There is no ground floor toilet. Whilst we aim to welcome all guests there are some period features that might make access difficult for people with limited mobility. Other Party Houses (including Hamps Barn) have specially designed features which are suitable for the less mobile.

Pre Arrival

  • We can offer the use of a Deaf Guard system for guests who are hard of hearing and unlikely to hear the fire alarm system. This is placed under your pillow at might and will vibrate and lights flash should the fire alarms go off. Please let us know before arrival if you wish to borrow the Deaf Guard.
  • A telescopic ramp can be provided – please book in advance. It is a 7 foot twin ramp, overall width 260mm (each), useable width (internal each) 200mm, load maximum 230 kgs with a 65mm edge. They are made of strong aluminium with a black non slip covering suitable for heavy wheelchairs and scooters.
  • Hire of additional mobility equipment can be arranged through Moorland Mobility (who will also deliver and collect). Please call Malcolm on 01538 381515 (closed Sundays) or visit moorlandmobility.co.uk. Alternatively the local Red Cross also have some equipment for loan free of charge.
  • In Leek there are accessible toilets (on RADAR key schemes) in Silk Street, Leek Bus Station and in the council offices at Moorlands House off Stockwell Street
  • There is a Shop Mobility Scheme at The Potteries Shopping Centre in Hanley, Stoke on Trent and also in Macclesfield
  • The nearest shops are in Leek (c 7 miles) or Ashbourne (c7 miles) but Tesco.com and peakdistrictfinefoods.co.uk (local farmers market on wheels) will both deliver.
  • There is a local shop and post office in Waterhouses (c ½ mile) for basic provisions
  • The nearest train station is Stoke on Trent (London Euston c 1hour 35 minutes)
  • There are usually accessible taxis at the station
  • Alternatively travel to Macclesfield Station and catch the bus from Macclesfield to Ashbourne which stops in Rushton Spencer (c 2 miles)
  • Registered Assistance Dogs are very welcome at no charge

Arrival and Car Parking Facalities

  • To ensure that your accommodation is ready we ask that guests do not arrive before 3.30pm. earlier arrival my be possible by prior arrangement
  • There is plenty of free parking outside the Hall on the flat gravel driveway
  • The road to the property is narrow and can be bumpy but it is large enough for coaches and minibuses to use and turn around in front of the Hall (large vehicles enter via Waterfall village end – the road is narrower and steeper from Waterhouses)
  • There is outside lighting as night which lights up on sensitivity of movement
  • The pathway to the main front door has two steps – both 23 cm high

Main Entrance and Reception

  • There is one main front entrances to Hamps Hall
  • The main entrance is reached via two steps up a short path (step heights are both 23cm)
  • There is a second door which has no steps (only a weather board c 1 cm high) and can be parked closely outside
  • The entrance hall floor is of slate tiles
  • There is a door to the rear garden with weatherboard lip of c 2cm, beyond this door is a stone patio.

Public Areas

  • There are no lifts
  • There are no public phones, but mobile reception is available on all networks (although sometimes you have to move around the property to optimise reception)
  • Lighting varies by room. Most rooms have central pendants. The kitchen is lit by spotlights.
  • All exit routes, including staircases and hallways, have emergency lighting which is either will come on in the event of a power failure
  • The two staircases are both carpeted and have handrails. The main staircase is 79cm width with a 70cm doorway at the bottom of the stairs. The secondary staircase (to a double bedroom on the first floor only) is a straight rise and 80cm wide (with an ground floor access fire door of 80cm wide)
  • There is no ground floor toilet
  • Both hallways are painted white
  • A baby bath and child steps to reach sinks are provided

Living Room

  • The living room has four doors into it – via the hallway lobby (width 100cm), the main stairway (door width 70cm) and living room (width 80cm) and small sitting room (width 85cm).
  • The floor is slate tiles.
  • Leather sofas and easy chairs are provided as well as stools and poufs (sofa seat height is 40cm)
  • Teletext TV is provided with remote control as well as DVD player and Freeview

Dining Room

  • This is accessed via the living room (door 80cm wide) or snug (door 70cm wide)
    • The dining table measures c 14 foot 6 inches x 3 feet wide. The height of the under space of the table is 72cm from the floor and the table is 75cm high.
    • There is limited space behind the table on two sides
    • Chairs (all moveable) there are 20 chairs with leather seats and no arms. The chairs are 46cm high
    • Flooring is of slate tiles and rugs.
  • There are double doors (120cm wide) to the garden (with a storm lip of c1cm) onto a stone patio

Snug

  • This is accessed via the dining room (door 70cm wide) and kitchen (door width 72cm by 175cm high)
  • The Snug has a slate floor with rugs
  • There is a beam which crosses part of this room at 168cm high
  • Leather sofas and easy chairs are provided which are moveable for up to 8 guests

Second Sitting Room

  • The Second Sitting Room is accessed via the Living Room (door 85cm wide), with a door to the kitchen and to stairs rising to a double bedroom (70 cm wide). There is also a door to the Lobby/Games Room (80cm wide with a slight step down of c 9cm)
  • It has a slate floor and has a banquette sofa 40cm high with no arms to seat 6 guests, plus two easy chairs.
  • There is a wood burning stove (free firewood is provided)

Laundry

  • A domestic washer/dryer is provided in the kitchen
  • They are both front loading
  • An iron and ironing board is provided

Bedrooms

  • There are nine bedrooms at Hamps Hall
  • First Floor – 1 double (via its own staircase), 3 twin, 1 family (with four single beds)
  • Second Floor – 3 double, 1 twin
  • All bedrooms are carpeted
  • Non feather duvets and pillows are provided in each room
  • Extra blankets and pillows are available
  • There is a hanging space or wardrobe, chests of drawers and mirrors in every bedroom
  • White bed linen and towels are provided free of charge

First Floor

  • Double (via its own staircase) – door width 70cm. One double bed with a height from the floor to top of mattress of 60cm. Largest transfer space to the side of bed is 1m. This bedroom has a small ensuite shower room
  • Twin – door width 71cm. Two 90cm single beds, with a height from the floor to top of mattress of 60cm. Largest transfer space to the side of bed is 75cm.
  • End Twin – door width 75cm . The two 90cm single beds have a height from floor to top of mattress at 60cm . Largest transfer space to side of bed is 1m80cm. There is a small step down into this room
  • Family Room –the door leading into this room is from the main hallway –70cm width. There are four single beds, with a height to top of mattress of 60cm. The largest transfer space to the side of a bed is 1m10cm
  • Middle Twin – door width 70cm from main staircase landing. The doorway is lower than average height at 162cm. There are two 90cm single bed; height to top of mattress is 60cm. The largest transfer space to the side of a bed is 3m 40cm. This room has a beam running across it approximately 1.803 m high

Second Floor

  • The fire brigade suggest that anyone with a hearing or visual impairment doesn’t sleep in higher bedrooms to ensure speed of escape if necessary. Some of the room in these bedrooms is under the eaves, but the beds are central and allow full standing next to them.
  • Twin – door width 70cm. Two 90cm single beds; height from floor to top of mattress 60cm. Largest transfer space to the side of bed is 75cm.
  • Red Double – door width 70cm. One double bed; height from floor to top of mattress is 60cm. Largest transfer space to the side of bed is 1m10cm. There is an ensuite bathroom off this bedroom
  • Double – door width 72cm. One double bed, height from the floor to the top of mattress is 60cm. The largest transfer space to the side of bed is 1m40cm.
  • Blue double – door width 70 cm. One double bed; the height to the top of mattress is 60cm. The largest transfer space to the side of a bed is 1m20cm

Bathrooms

  • There are three bathrooms on the first floor and two bathrooms on the second floor
  • All bathrooms have floors that are tiled. There is good colour contrast between walls, and floor.
  • The ensuite shower room to the double bedroom off its own staircase has a shower cubicle (73cm square), a toilet and small basin (height 80cm). The door width is 70cm
  • The black and white bathroom on the first floor is shared by some of the first floor bedrooms. It has two steps up into it (15cm and 18cm respectively) and a door width of 74cm. It has a bath with shower over it 59 cm high, a toilet 42cm to the seat and a basin 83cm high. There is good colour contrast between fittings and floor
  • The third first floor bathroom has a door width of 73cm, a bath with shower over it 56cm high, a toilet 42cm to the seat and a basin 80cm high. It has a feature stone wall with the original house tie and a blue tiled floor
  • There are two bathrooms on the second floor
  • The first bathroom is shared by the non ensuite bedrooms. This bathroom has a bath with shower over it (56cm high) with a basin 80cm high and toilet and tiled flooring. There is good colour contrast between walls, fittings and floor. Door width 72cm.
  • The ensuite bathroom off the red double bedroom has a basin (84cm high), toilet (42cm) and bath with shower over (57cm high). The floor is tiled and there is good colour contrast between fittings and floor.

Kitchen

  • The kitchen has two entrance doors from the smaller living room (76cm wide), and snug (72cm wide)
  • The floor is tiled. There is a good colour contrast between walls, cupboards and other surfaces
  • The fitted units have solid oak doors and granite work surfaces (worktop height is 92cm)
  • There is plenty of china, cutlery and glassware for all guests
  • A large American fridge/freezer is provided which can be used to store medication (highest shelf in fridge is 1m45cm and the lowest drawer is 40cm)
  • A second fridge is provided
  • The kitchen contains a washer/dryer, range oven and 5 ring electric hob, and microwave

Shop

  • There is no shop available on site
  • There is both a local shop and post office in Waterhouses (c ½ mile)
  • The nearest shopping centre is Leek (c 7miles) or Ashbourne (c 7 miles), with four supermarkets, Boots, WH Smith and most other requirements catered for.
  • There is a limited mobility scheme – see Pre Arrival section

Leisure Facilities

  • There is a games room with table tennis, and table football tables. The entrance has a small step up (9cm) with a door width of 73cm

Outdoor Facilities

  • The garden has gravel paths and some steps to some sections. It slopes on a slight hill. There are double patio doors from the property into the garden, which do nor involve steps but they do have weather board strips of c 1 cm on the door base
  • There is a patio outside which can be accessed without using steps
  • The garden is mature, with flowers and lawn,
  • All guests are welcome to use the garden
  • Chairs and tables and BBQ are available

Additional Information

  • The house has fire alarms throughout
  • There emergency lighting on all exit routes and stairwells
  • There are fire extinguishers on all landing and in kitchens
  • There is strictly a no smoking, no fireworks and no candle policy. You may smoke in the garden. Three are sand pots provided for used cigarette ends

Access Statement for Hamps Barn

Introduction

Hamps Barn is a lovely large barn conversion. It has very large reception rooms and 4 ground floor bedrooms. There are also three ground floor bathrooms; two equipped with emergency help cords. One is a fully disability featured wet room with hand rails and a plastic shower stool is available (please let us know in advance). All downstairs rooms are accessible

Main Entrance and Reception

  • There are several entrances to Hamps Barn
  • All entrances can be parked immediately outside
  • The main entrance (in the corner of Hamps Barn) is reached via a very gentle slope.
  • There is a second door (89cm wide) which has a small step(at the base of the main staircase) and can also be parked closely outside
  • The third entrance door gives access to the main living room (door width 74cm) and also just has a storm lip (c 2cm) and no steps
  • The entrance hall floor is of oak flooring with fitted door mats
  • There is a door to the rear garden with weatherboard lip of c 2cm, beyond this door is a gravel patio.

Public Areas

Downstairs Toilets

  • There are two (non ensuite) bathrooms on the ground floor with toilets. One opens onto the corridor by the two ground floor twin bedroom and the other onto the living room
  • Both have panic cords fitted without alarms showing outside of the bathroom

Dining Room

  • The dining room has three doors into it – via the hallway lobby at the rear of the kitchen (width 80cm) this has a small ramp up to it, the rear garden (door width 80cm) and through to the Games Room/Lobby in Hamps Hall (width 70cm) with two steps up (height 18 and 19cm respectively, with a step width of 33 cm) . This door is locked if the properties are rented separately.
  • The floor is oak. The 4 large round dining tables measures 187cm across. The height of the under space of the table is 67cm from the floor and the table is 70cm high.
  • Chairs (all moveable) there are 40 chairs with leather seats and no arms. The chairs are 48cm high

Living Room

  • This is accessed via the snug (door 82cm wide) and an outside door (94cm wide) to the gravel courtyard
  • Flooring is of oak and rugs.
  • Leather sofas and easy chairs are provided as well as stools and poufs . All are leather and vary in seat height.
  • Teletext TV is provided with remote control as well as DVD player and Freeview
  • There is a doorway to a twin bedroom and disabled featured wet room at the far end of the living room

Snug Hallway

  • This is accessed via the main living room (door 82cm wide), kitchen (door width 74cm) and an outside door (94cm). There is also a door to the downstairs twin room (91cm wide)
  • The Snug has an oak floor with fitted matting by the outside and kitchen doors. Three is a gentle slope up to the kitchen
  • A sofa is provided

Laundry

  • Middle Twin off rear Hallway – door width is 72cm. There are two 90cm single bed; height to top of mattress is 60cm. The largest transfer space to the side of a bed is 1m

First Floor

Bathrooms

  • There are three bathrooms on the ground floor and four bathrooms on the second floor
  • All bathrooms have floors that are tiled. There is good colour contrast between walls, and floor.

Ground Floor Bathrooms

  • Wet room – off far end of living room. Door width 80cm. Small basin 75cm high with easy use taps, wet room shower with no shower tray. The toilet has easy flush fittings and is 48cm high to the seat (with no seat cover). There are three grab rails and an emergency help cord pull.
  • The ensuite shower room to the twin bedroom off the Snug Hallway has a shower cubicle (with a step up to the shower tray of 18cm), a toilet (43cm high to seat) and basin (height 80cm). The door width is 80cm. There is an emergency help pull cord.
  • The third bathroom on the ground floor is shared by two twin bedrooms. It has a door width of 73cm. It has a bath with shower over it 59 cm high, a toilet 42cm to the seat and a basin 87cm high. There is good colour contrast between fittings and tiled floor. There is an emergency help pull cord.

First Floor Bathrooms

  • The first floor ensuite shower room to the smaller double has a door width of 60cm, a shower with shower tray 34cm high, a toilet 42cm to the seat and a small basin 84cm high. It has a feature stone wall with the original house tie and a blue tiled floor
  • The second bathroom is ensuite to the larger double bedroom. This bathroom has a bath with shower over it (56cm high) with a basin 80cm high and toilet and tiled flooring. There is good colour contrast between walls, fittings and floor. Door width 70cm.
  • The ensuite bathroom off the triple bedroom has a basin (85cm high), toilet (42cm) and bath with shower over (56cm high). The floor is tiled and there is good colour contrast between fittings and floor. Door width 74cm
  • The 7th bathroom is accessed via the first floor hallway and has a bath with shower over (56cm high), a basin 86cm high and toilet 43cm high to the seat.

Kitchen

  • The kitchen has three entrances; from the snug room (door 74cm wide), and main staircase (door 74cm wide), and to the rear hallway with the door to the dining room (80cm wide) just off the kitchen in this hallway.
  • The floor is tiled. There is a good colour contrast between walls, cupboards and other surfaces
  • The fitted units have solid oak doors and granite work surfaces (worktop height is 92cm)
  • The kitchen has 2 double ovens and 2 four ring electric hobs
  • There is plenty of china, cutlery and glassware for all guests
  • A large American fridge/freezer is provided which can be used to store medication (highest shelf in fridge is 1m45cm and the lowest drawer is 40cm). A second fridge is also provided
  • The kitchen contains a washer/dryer, range oven and 5 ring electric hob, and microwave

Shop

  • There is no shop available on site
  • A Post Office and also a local stores is in Waterhouses c ½ mile away
  • The nearest bigger shopping centre is Leek (c 7 miles) or Ashbourne (c 7 miles), with four supermarkets, Boots, WH Smith and most other requirements catered for.
  • There is a limited mobility scheme – see Pre Arrival section

Outdoor Facilities

  • The garden has a large gravel patio. There is a door from the property into the garden, which does not involve steps
  • The garden is mature, with flowers and lawn, and large mature trees
  • All guests are welcome to use the garden
  • Chairs and tables and BBQ are available

A brief history of Hamps Hall and Hamps Barn in the Peak District

Hamps Hall was originally known as Field House and we believe was built sometime late in the 17th century. There are certainly records of it in 1733. By this time many of the fields nearby had been enclosed. The first record of Field House being sold was in 1736. In those days there was a lovely custom that the buyer and seller met on the land to be sold and the seller cut a clod of grass and handed it to the buyer in front of their friends as witnesses. So they achieved ‘quiet and reasonable possession’.

The property was sold on several times and over the years the acreage attached to the house grew larger as farmers bought additional parcels of land. These included Lumber Low, the beautiful little hill above Hamps Hall which is the view from the Hall living room French doors. At Lumber Low stone flints and spearheads were found in an ancient burial ground (complete with skeleton)!

Historically, Waterfall has always relied on agriculture for the main jobs and income. Hamps Hall is no exception. At its height as a farm, it had 80 acres attached. However, records show that various employment was also carried on by its inhabitants. These included a vicar and a horse dealer.

Over the years many characters have lived here. One of them also kept the lovely local pub – The Red Lion at Waterfall, where Party Houses guests still receive a very warm welcome, just a short walk from Hamps Hall & Barn. When Joseph was the landlord, it was during the time that the Manifold Light Railway was being built and he often had to maintain order with the Irish builders who were building the railway track at the bottom of the valley.

There is also evidence of a lime kiln on the land here. Burning lime was very important and the resulting lime products were used for building and for spreading on fields to help maintain their productivity.

Sadly much of the original Field House burned down in 1900 and had to be rebuilt. In 2006 we bought it from Mr and Mrs Carr whose family home it had been for many decades. We knocked down some extremely large farm buildings and sheds – leaving the original beautiful stone buildings. The stone cattle sheds were converted to Hamps Barn and the house was given a complete renovation to make it the lovely Hamps Hall that exists today.
