Welcome to Hamps Hall and Barn
(group holiday accommodation for 40 guests)
 Situated in the beautiful Peak District National Park, close to Dovedale, Ashbourne and Alton Towers, the lovely Hamps Hall and Barn is ideally centrally positioned for visitors from all over the UK. (Waterfall is just north of the A523 equidistant from Ashbourne and Leek). Close by, the river Hamps runs into the Manifold Valley a wonderful eight miles plus of cycle paths and walks on an old disused railway track (the railway was short lived and locally known as the line that went from nowhere to nowhere).
Hamps Hall and Barn is designed to provide a wonderful location for families and groups to escape for a relaxing break. Hamps Hall has the feel of a wonderful cottage. There are some low ceilings (but all are over 6 feet) and exposed beams. All fixtures and fittings are of the highest standard. The adjoining Hamps Barn, has a further nine bedrooms, 7 bath/shower rooms, a lovely c50 foot long sitting room and a dining room where all 40 can dine together.

 GROUND FLOOR
Luxury Kitchen
Luxury modern kitchen with granite work surfaces, solid oak doors, generous cupboard space, American style fridge freezer with ice dispenser, 5 hob and double oven range, microwave, washer dryer, dishwasher, microwave, etc Second Kitchen
The newly fitted kitchen has every modern convenience for a large gathering. This includes plenty of top quality granite work surfaces, oak doors, an American style fridge freezer with ice dispenser, another fridge, dishwasher, washer/dryer, 6 slot Dualit toaster, microwave and two cookers. Dining Room
The dining room has the capacity to seat up to 48 people in the one room around four large tables (each table measures c 6 foot 3 inches diameter) with dining chair seats upholstered in bright leather colours.  Hamps Barn Dining Room for up to 48 guests
Further Dining Room
Underfloor heating and one large dining table to seat 20 people.  Hamps Hall Dining Room (a second dining room for up to 20 guests)
Large lounge
The fabulous lounge is approximately 50 feet long with the beams and trusses on display. It has luxury wooden flooring and lovely, comfortable leather sofas. Also included are TV, and CD player. Second Lounge
Lounge with underfloor heating and big leather sofas to seat approximately 18 people. Featuring TV and DVD, Hifi, and CDs. French doors onto garden and patio. Sitting Room
A smaller Sitting Room with comfy leather seats and a real fire (firewood provided) in addition to the underfloor heating. Snug Room

Games Room

Bedrooms All bedrooms are delightfully furnished with fully fitted carpets and radiators (upstairs) or wooden flooring and rugs (downstairs with underfloor heating). The beds are all high quality with handmade 1250 spring mattresses and supplied with crisp white linens and two big fluffy towels for each guest. Ground floor - Bedroom One
Designed for the less mobile, this twin bedroom overlooks the courtyard at the South end of Hamps Barn. The twin beds are slightly lower than usual to facilitate easier access. Adjacent Disabled facility wet room (Bathroom 6)
Ground Floor - Bedroom Two

OUTSIDE
There are gardens leading from the French doors in the lounge with a patio and plenty of tables and chairs. A barbeque is provided. There are five acres to enjoy and walks from Hamps Hall over the hill directly to the Manifold Valley and on to Dovedale for the more energetic! Ample car parking. We do have broadband access at this Party House, however, as we provide this facility free of charge and, like everyone we are at the mercy of our our broadband supplier, we do not promise 100% availability!
