Hamps Barn is situated in the village of Waterfall, just half a mile from the entrance to the beautiful Manifold Valley, in the southern Peak District National Park. Dovedale and Alton Towers are both some 5-6 miles distant. It is an ideal base for exploring the towns of Ashbourne or Buxton and the wonderful countryside surrounding.
 
Hamps Barn is a lovely stone barn adjacent to Hamps Hall (the living accommodation is well separated by a games room, boiler room and lobby).

In summary, Hamps Barn accommodation is as follows:
 
  • Nine bedrooms - 2 double, 5 twin and 2 triple (3 single beds)
  • All seven bath/shower rooms are modern and newly fitted
  • All first floor bedrooms are fully carpeted (and centrally heated with radiators). Downstairs bedrooms benefit from underfloor heating and therefore have luxury oak floors. All beds have quality handmade mattresses and crisp white linen. Towels are provided for all guests.
  • A large lounge and dining room can easily accommodate large groups.
  • The kitchen is excellent quality and newly fitted.

Large lounge
The fabulous lounge is approximately 50 feet long with the beams and trusses on display. It has luxury oak flooring, with underfloor heating and lovely, comfortable leather sofas. A large TV has Freeview facilities and a DVD player.

Kitchen
The newly fitted kitchen has every modern convenience for a large gathering. This includes plenty of top quality granite work surfaces, an American style fridge freezer with ice dispenser, a second fridge, a dishwasher, washer/dryer, 6 slot Dualit toaster, microwave and two cookers!

Dining Room
The oak floored dining room has the capacity to seat up to 40 people in the one room. At one end of this very large room is a games area with table football.

Snug A small sitting area in the downstairs hallway with a variety of books and a small TV.
 
Ground floor - Bedroom One
Designed for the less mobile, this twin bedroom overlooks the courtyard at the South end of Hamps Barn. It has an oak floor with underfloor heating.

Ground Floor - Bedroom Two
A twin bedroom with a view to the West. Again, it has lovely oak flooring with warm underfloor heating.
 
Ensuite shower room (Bath 2)

A twin bedroom overlooking the courtyard on the East side of Hamps Barn. Oak floored with a pretty Victorian dressing table.

We do have broadband access at this Party House, however, as we provide this facility free of charge and, like everyone we are at the mercy of our our broadband supplier, we do not promise 100% availability!

OUTSIDE

To the front of Hamps Barn is a large courtyard. To the rear is a private garden with BBQ, and seating areas. Additionally, shared with Hamps Hall, there are five acres of fields to enjoy. NB as this property is in the same location as Hamps Hall music must be played inside not outdoors. There is ample car parking.
